USDA home loan
USDA Rural Development’s Section 502 Direct loan is for low- and very-low-income buyers who will live in the house, in an eligible rural area. The loan can buy, build, repair, or prepare a site, including water and sewer. A tax-auction lot is not automatically eligible. The address has to be inside USDA’s rural map, and the finished house has to meet their property rules. This search does not take the loan application. USDA does.
Check the address, then use the self-assessment if you want a rough fit before you apply. Michigan accepts direct-loan applications all year. Submit a complete package: Form RD 410-4 and the checklist that goes with it. Send it through USDA eForms and choose the Rural Development office for that county. You can also apply with an approved packager, or take the package to a local office. An incomplete package is sent back. The Guaranteed loan is separate. You apply for that one through a USDA-approved lender, not through eForms.
